BILL NO. ORDINANCE NO.
AN ORDINANCE REPEALING CERTAIN SUB-SECTIONS OF 405.040 RESIDENCE DISTRICT (D) OF THE MUNICIPAL CODE OF THE CITY OF CRYSTAL LAKE PARK AND ENACTING THREE (3) NEW SUB-SECTIONS RELATING TO MAXIMUM SQUARE FOOTAGE AND BUILDING HEIGHTS
COMES NOW, the Board of Alderman and the City of Crystal Lake Park, St. Louis County, State of Missouri.
NOW THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMAN OF THE CITY OF CRYSTAL LAKE PARK, ST. LOUIS COUNTY, STATE OF MISSOURI, AS FOLLOWS:
1. Section 405.040 Residence District “D” subsection 2.a(1)(2)(7), and Section 405.040.2.b(1) are hereby repealed and new sections are enacted in lieu thereof to read as follows:
Section 405.040.2.a(1) Height. No building hereafter erected or structurally altered shall exceed two (2) stories or a height of building of thirty (30) feet, except as provided in Section 410.040, and except that the highest point on the building shall not exceed thirty-five (35) feet from the average elevation of the finished lot grade at the front of the building.
(HOW TO MEASURE RESIDENTIAL BUILDING HEIGHT: The vertical distance measured from the average elevation of the lot grades fro the pre-existing residential lot use at each corner of each building façade along a street side of a lot to the highest portion of the roof. On corner lots, the height of residential building shall be measured along each street side.)
Section 405.040.2.a(2) Side Yard. On interior lots there shall be a side yard on each side of the building having a width of not less than ten percent (10%) of the width of the lot, provided however, such side yard shall not be less than six (6) feet in width.
Section 405.040.2.a(7) Lot Coverage. On lots of 5,000 square feet or less, no more than 41.8% of the lot may be covered by the footprint of a building. On lots between 5,000 square feet and 6,000 square feet, no more than 41.3% of the lot may be covered by the footprint of a building. On lots between 6,000 square feet and 7,500 square feet, no more than 35% of the lot may be covered by the footprint of a building on these lots. The garage area can be no more than one story, of a height of 8’4” maximum at the eave line. The eave barring plate shall not exceed 22 feet at all parameter walls of the structure.

2. This ordinance shall be in full force and effect from and after its passage and approval.
