List of requirements for construction document submittal.

Minimum of five (5) complete sets of drawings delivered to the City Planner  no less than ten (10) calendar days prior to the Review Meeting.

Architecturally drafted on no less than 24”x18” paper.

  • Every sheet will have an information title block with property owner’s name, address & contact phone number, address of construction site, architect’s name, address and license number, (drafter’s name & address if applicable).

  •  New house plans, or projects that require engineered drawings, to be produced by a licensed architect with their seal and signature.

  • Small additions, porches, etc., are not required to be drawn by a licensed architect.

  • For new home construction, a Site Survey is required to verify property lines.

  • For new  home construction, photos of of the adjoining homes and homes on the block the construction will take place should be provided to provide a better visual as far as roof lines, impact on streets and other homes and to be constructed in accordance with the vision of our comprehensive plan,

  • Owner and/or contractor must be present at the review meeting.  Exterior building finish samples, listed below, must also be submitted at the review meeting.

  • Project to be constructed as submitted.  No deviations from submitted plans will be allowed.  If changes are necessary, a new submission to the Planning & Zoning Commission for those changes must be made.

  • The Commission may also require additional drawings, not listed below, for clarity of project scope. 

  • Verify all other required drawings with St. Louis County Department of Public Works, Plan Review Division.

 Site Plan: 1/8” = 1’-0” (minimum)

Showing, but not limited to,

  • All existing structures, fences, large trees & curb line or edge of streets,

  • Key spot elevations relative to curb or edge of street elevation,

  • Property line & all set-back lines,

  • All existing items (structures, trees, etc) to be removed as dashed lines,

  • All new structures and dimension to property / set back lines,

  • Location of new exterior HVAC units,

  • All new driveways, patios, retaining walls & sidewalks.

 Floor Plans: 1/4” = 1-0” (minimum)

Showing, but not limited to, all floors, levels and basement per St. Louis County requirements.

 Elevations: 1/4" = 1’-0” (minimum)

Showing, but not limited to, all sides of the new construction where it relates to any existing structures and property lines, all vertical dimensions with reference to finished grade, line of new grade against exterior walls.

There must be reference of new grade and vertical dimensions as they relate to the existing concrete curb line in the font of the property.

 Wall Section:

Showing, but not limited to, detailed section through typical exterior wall construction per St. Louis County requirements.

Samples:

Submit all exterior finishing material, including but not limited to, roof shingle type & color, siding type & color, brick or stone type & color, trim colors, paint colors, and various accessories (shutters, gable vents, retaining wall material, etc.).

 Meeting Dates and Times:

In the past, the P&Z Commission and ARB met regularly on the second Thursday of the month. At present, the Commission/Board will only meet when there are plans to review. The Communications Coordinator will post announcements and Agendas on-line, on the community bulletin board, and by community e-mail when a meeting is scheduled.  The Board of Adjustment has also been scheduled to meet on the first Thursday of the month; however, there will be no need to meet until there is a request for a Variance from our current building codes. Meeting information will be similarly posted.
